When you manage property or sell real estate, having a wildlife control company as a trusted vendor will save you time and money, and ensure the safety of your clients. The benefits of this type of partnership should not be overlooked and should be carefully considered if you want to stand out from the competition and provide a premium service.
The following article underscores the importance of REALTORS® and Property Managers establishing a reliable contact with a wildlife management company and what to look for when choosing one.
If you’re a REALTOR®, or you’re a Property Manager for a complex of rental units or condos, read the following list of tips to establishing a relationship with a wildlife control company and why the relationship is so valuable.
You Gain a Loyal and Valuable Partnership
Time: A partnership with a professional wildlife removal company saves you time by enabling you to get a reliable team of technicians out to your properly in a timely manner. This type of loyalty is highly invaluable and creates the impression on your clients that you’re efficient, professional, that you pay attention to details and use a trusted source for these types of issues.
Cost: Wildlife management and control is not a regulated trade within Ontario—electricians, plumbers and construction trades all have to abide by building regulations and codes enforced by the Ontario Building Codes—wildlife management does not. Therefore it is very important to do your research when choosing a wildlife management company and to hire one that will meet the requirements of your customer, the animals and the integrity of your property.
Major Attic and Roof Damage: We have documented major attic and roof damage on homes after inexperienced companies unknowingly lock wildlife (and sometimes their babies) in attics which traps the animals and causes it to create further damage while the animal is trying to escape. Inexperienced wildlife management work only leads to increased costs for your clients and leaves a bad taste in their mouth about your services.
Wide Service Area for Service Multiple Properties
If you choose to partner with a company that has a large team of wildlife technicians, you can expect them to be able to serve you throughout your entire service area—not only where you need it but when you need their services.
For both real estate sales reps. and property managers, this means being able to schedule a quick appointment for service within hours of your first contact. Depending on the company you choose, you should be able to simply establish your service areas and or the number of properties you manage and professional technicians will be out to those properties exactly when you need them.
Fast Dispatch Times for Emergencies: Based on the company you choose, if an emergency wildlife situation suddenly comes up, a team of technicians will be dispatched to the property immediately.
In these time-sensitive situations, researching animal removal companies is the last thing you want to do.
After setting up a partnership, appointments are fulfilled immediately and your situation is assessed fast so your customer or client can be served in a timely manner.
This type of response to a wildlife problem is especially important for real estate agents and emergency situations that property managers experience on a regular basis.
You’re Working with a Fully Insured Company
Not all wildlife management companies are insured nor trained in fall arrest safety. This type of insurance and training is highly valuable not only because it insures the safety of your clients and the team of technicians you partner with, but it also protects you from lawsuits caused by injury or death.
We highly advise that you partner with a credible humane wildlife management company—a company that has a proven track record. Doing so will not only ensure all laws are abided by but also that all animals are accounted for and treated humanely.
Read Company Reviews
Do your research before hiring. Reading reviews is important because the safety of your clients is at stake and so is your reputation. The following are examples of reviews from some of current customers that have found the benefits of having a wildlife management company on speed-dial:

OAHI Home Inspectors Don’t See Entry Points or Remove Wildlife
Your typical OAHI inspector doesn’t have the experience or know-how to find the array of potential wildlife entry points that are cleverly hidden and could become larger or more problematic in the future. If they see wildlife, they don’t provide removal or wildlife exclusion services.
That’s not their job so it’s unwise to rely on them to provide an accurate report on wildlife issues. Eventually you would have to research and contract with a wildlife management company to complete wildlife related jobs.
Home inspectors tend to overlook entry points
Home inspectors may see a large hole in the attic, a mouse in the basement, or a squirrel scurrying from the rooftop but they won’t see the broken roof vent, the piles of mice droppings or the entry points surrounding the foundation of the home. Many of them simply overlook the issues and don’t recognize the problems in general.
Wildlife issues with the home’s systems
If there are wildlife issues in the HVAC system, septic systems, the roof, the attic, in the plumbing and electrical systems or structural and foundation damages, the standard home inspector won’t be able to help. They also won’t be able to decontaminate your attic or restore your insulation R Value. Only a competent wildlife management company can.
They don’t remove wildlife
A typical home inspector looks at plumbing lines, drainage issues, signs of mold and other things. If they do discover an animal infestation, they’re not experienced in wildlife management so they won’t remove the animals. These issues can only be fixed by trusted and proven wildlife removal companies – especially those that offer guarantees to their customers.
Animal Entry Points Home Inspectors Don’t See
Here is a list of some of the common entry points, but make sure to view the detailed infographic below for the more extensive list and explanations:

What To Do Next
If you’re a property manager or REALTOR® our advice is to partner with a reliable and professional wildlife management company immediately and before you have a problem. It will not be an if you need one on speed dial, but a when you’ll need one.
Make the decision to become a priority when wildlife issues arise with your properties and show your clients your level of expertise and professionalism. They truly deserve the quality of service you provide while the job is done right the first time.
